New renderings for Phase II of the University of Kansas' renovation of David Booth Kansas Memorial Stadium were released last Thursday, offering the latest look at the next step of the Gateway District project surrounding the century-old venue.

Kansas Athletics said the second phase will focus on the east and south sides of the stadium along with the district just to the east. Plans call for a mixed-use development that includes a hotel, restaurants, office space and student housing. The full Gateway District is expected to be completed in 2028, with major construction occurring during offseason periods following the 2026 and 2027 football seasons.

Construction on Phase II began in December.

“We are thrilled with the new west and north sides of The Booth and, in earnest, have begun the transformation of the east and south sides in advance of the construction of the mixed use development that will create the Gateway District for the University of Kansas,” athletic director Travis Goff said in a news release. “Our fans have stepped up in support of this project via game changing donations and the purchase of season tickets. As we head into year two, it is vital that we continue that trajectory to ensure the completion of The Booth and the continued build of Kansas Football.”

The Jayhawks will again play with reduced capacity at the stadium in 2026. The lower seating bowl on the east side will be open and used, while temporary concessions and restrooms will be installed for the season. KU said the remaining upper bowl and rebuilt concourses on that side are scheduled to be finished before the 2027 season, when the program expects to return to full capacity at the stadium that first opened in 1921.

As part of Phase II, Kansas also announced that a new surface parking lot at the corner of 11th and Missouri streets will be completed before the 2026 season. Officials said parking plans will continue to be evaluated in coordination with the university for future years.

Popular gameday traditions such as Tailgate on the Hill and Gameday Boulevard on 11th Street will remain in place for the 2026 season, giving fans continued access to pregame activities in the area.

Kansas is slated to host six home games at The Booth next season against Long Island on Sept. 4, Missouri on Sept. 12, Middle Tennessee State on Oct. 3, Baylor on Oct. 24, UCF on Nov. 7 and BYU on Nov. 21.

University officials said Phase II will bring enhanced premium seating and upgraded fan amenities on the east and south sides while continuing the broader transformation of the stadium’s footprint and the growing Gateway District.
